Consulting & Surveying

Plan the parking. Before you sign the lease.

Site surveys, traffic flow analysis, staffing recommendations, and pricing models for new venues, new developments, and operations that need a fresh look. Twenty-eight years of Bay Area operating data, applied to your specific site.

When consulting makes sense

Six engagements. From single survey to ongoing advisory.

Most consulting starts with a site visit. What follows depends on what you're trying to learn or fix, and how much of the operation you want us to plan versus build.

Pre-Development Surveys

New developments and new venues. Site review, traffic flow analysis, capacity recommendations, and city-review-grade documentation.

New-Venue Pre-Launch

Restaurants, hotels, and event venues opening in 6 to 12 weeks. Staffing model, pricing, equipment, and a launch-day operating plan.

Troubled Operations

Existing operations underperforming on revenue, guest experience, or staffing. Operational diagnostic, root-cause analysis, and a remediation plan.

City Review Submissions

Documentation that city planning departments require for permits, conditional-use approvals, and traffic studies.

Peak-Event Planning

One-time events at venues without standing valet programs. Site walkthrough, staffing model, signage plan, and rain-and-surge protocols.

Ongoing Advisory

Multi-property owners and asset managers who want a Peninsula advisor on retainer for site decisions across their portfolio.

Frequently asked

Common questions about consulting.

How does pricing work?

Two main models: project fee (a defined deliverable for a fixed price) or hourly with a not-to-exceed cap. Smaller engagements like a single-venue pre-launch typically run on project fee. Ongoing advisory runs on monthly retainer. We will scope the engagement on a 30-minute call and return a written proposal within 48 hours.

How long does an engagement take?

A pre-launch survey for a single venue typically takes two to four weeks from kickoff to deliverable. A development-stage feasibility study typically takes four to eight weeks. Ongoing advisory has no end-state.

Do you do city-review documentation?

Yes. We regularly produce documentation for city planning departments, conditional-use applications, and traffic studies in Bay Area municipalities. We know what each city's parking review department wants to see.

Can the consulting roll into operations?

Sometimes, but it does not have to. Many of our consulting engagements are intentionally one-time, with the deliverable handed to the owner's existing operator. When clients want us to operate what we recommended, we transition into a standard valet or management contract.

What if our project is in a city you haven't worked in?

The Bay Area cities we have worked in cover most situations our clients face. For projects in adjacent counties we still take engagements when our operating data is relevant. We will tell you on the first call whether we are the right team for your specific project.

Will the report be confidential?

Yes. Every engagement runs under an NDA on request. Our standard practice is that the deliverable is yours, including the analytical framework, and we do not reuse client-specific findings outside the engagement.

After the consulting

Many consulting engagements are intentionally one-time. When clients want us to operate what we recommended, the engagement transitions into a standard service contract.
